There are pros and cons with any sort of investment, land being
no exception. What you need to do is first determine if any sort
of land investment will fit within your means and then of course
your current investment portfolio.
The main thing to remember is that there is no "get rich quick"
scheme. Yes, there are some who manage to get "lucky" with respect
to investing, however, those cases are very few and far between.
Like anything worthwhile, it takes time and you need to do your
research.
The question is, why should you even consider land investing in
the first place?? There are several benefits to take into consideration
where land investing is concerned...
In the UK alone, land has appreciated in value by over 900% over
the past 20 years. That means that land as an investment has given
a higher return to investors than even real estate. Returns from
land investments have also beaten stock market gains during the
same period.
It's no surprise that the population is growing. With growing populations
come housing shortages, stop and take a look around you and all
you see is land being developed everywhere. Land that can be developed
for housing can expect to see some good returns on the initial investment.
Land is NOT a hands-on investment. You buy it and in many cases
could forget about it. Unlike purchasing real estate where you have
to worry about the maintenance/upkeep, ensuring that your investment
is earning a return for you via rent, finding a good rate with respect
to a mortagage, and a host of other responsibilities ... land isn't
as involved.
Land investments usually tend to be far less costly than purchasing
real estate. You can certainly make a dollar stretch with respect
to a land deal. You can buy a huge plot and sell it off in smaller
portions. You have much in the way of flexibility.
Lifestyles change, populations grow and with that comes the demand
for a great many things, like housing, recreational areas, golf
courses, etc. The benefits are certainly there for land investing,
again the key is to do your proper research and see what is going
on within different areas.
It stands to reason that any island country, such as the UK, is
going to be a pretty good investment because land isn't in abundance
as say in Canada or in the USA. When looking at areas like the US
or Canada, watch and research and see where land development is
heading.
A good example is Edmonton. Alberta, Canada. If you're getting
real estate newsletters, you would know that there has been a huge
expansion in the past few years. It's up to you to find out why,
and judge from there if it's too late to get in, or not.

down to knowing what and where to look!
